We’re really pleased to be working with South Yorkshire Housing Association on the Dun Works development in Kelham Island.
Named after the old pre-Celtic name for the river Don, Dun Works is in the heart of Kelham and has lots of great independent cafes, bars, restaurants, local shops and fantastic transport links just a short walk away. Discover more about the area.
Preserving the area’s rich history was important. 36,000 of the original bricks were salvaged – and sills, lintels, and the metal signage – from when it belonged to Williams Brothers. Some of the original signage has also been re-erected which you can see on Dun Fields and Green Lane.
The development is home to over 200, studio, one and two bedroom apartments available to rent now. The eight blocks – all named after weirs on the River Dun – are three or four stories high, and our Burton block also has a small number of flats with either Juliet or glazed balconies.
Dun Works is for everyone and we want to make sure that the people who make Kelham great can afford to live here, which is why we have a range of flats to suit different incomes starting from £470pcm.
To celebrate Kelham Island’s renowned heritage, community and creativity, a piece of public art was commissioned on the exterior of Dun Works. Owen Waterhouse, a local Sheffield artist, has used stainless steel spheres to illustrate the true path of the River Don.
Our studio apartments have a modern kitchen with an integrated hob/oven and sanding fridge/freezer. The flat also has contemporary wood-effect flooring, a light airy bathroom and spacious layout.
The one bedroom flats are fully fitted with electric heating, a modern kitchen, spacious living area and bedroom with built-in wardrobes.
Our two bedroom apartments have all the benefits of the studio and one bedroom with the added room. They have a large living/dining area, spacious bedrooms which both fit a double bed and modern kitchen.

Anthony (pictured across), is our wonderful caretaker. He does a great job looking after our residents by signing and storing parcels if you aren’t in, arranging for contractors to come if you need a repair and keeping the communal spaces looking their best.
